L eah McVeigh spent 17 years in multifamily property management prior to opening her design firm in 2007. As a result, she brings invaluable insight into how space design, finishes and furnishings actually function in real-world situations. Leah honed her knowledge of architecture, engineering and interior design at Trammell Crow Residential where she was a core member of the development team. Since launching LMDC, she has completed dozens of notable projects throughout the nation, with extensive work in New York, Florida, Texas and Georgia. Projects include ground-up developments, asset renovations, clubhouse makeovers, updates to amenity spaces, and turnkey design services for model apartments. LMDC counts some of the nation’s leading multifamily developers and property management firms among its many clients.

Thanks to high praise from commercial customers, LMDC’s work evolved naturally into single family residential design. Her portfolio encompasses townhome renovations, condominium updates, single-family homes, and high-rise buildouts from plans to finished project. In addition to whole home design, LMDC excels at specialty projects including primary suite makeovers, kitchen/family room renovations and creation of outdoor living areas.

PROCESS

DISCOVERY

Every project begins with a “getting to know you” meeting at the site. We discuss the scope, objective and budget for the project. “Before” photos are taken. Your personal preferences are explored, including color and design style. The goal is to create your unique design profile for the project. Timeline and fees are discussed.

DRAWINGS

Whether the project is new construction or a simple furniture plan, drawings are an integral part of the process. New construction requires multiple sets of drawings for Review, Bid and Construction. Renderings may also be requested, from photographically realistic images to artist sketches.

DESIGN BOARDS

Design boards form the heart of LMDC’s process. The design boards feature textiles, paint colors, all finishes, furniture, artwork, window coverings, lighting and accessories. They provide clients with a detailed picture of the proposed design elements. After client review, any edits are incorporated into the boards and the project proposal is finalized.

PROCUREMENT

Once the proposal and pricing are finalized, procurement begins. This is a lengthy process during which LMDC shops for and orders all design elements for the project. Furnishings are securely stored in a climate-controlled receiving warehouse until time for installation.

CONSTRUCTION ADMINISTRATION

For new construction and renovation projects, LMDC provides ongoing project management services. This entails close coordination with contractors and installers, multiple site visits and overall quality control to ensure correct and timely project completion.

FURNISHINGS INSTALLATION

The last step in the process is the installation of furnishings and exciting final reveal. Depending on the size of the project, a full team arrives to place furniture and rugs, hang drapery, hang artwork, stage accessories and place lamps. It is the culmination of months of planning—and every detail will be perfect before LMDC considers the project complete.
